Gastronomic service will be offered with the taste of the recognized chefs, either for the events or for those who want to experience typical or exotic dishes.

The design of the building will make it environmentally friendly, using technologies such as floor-to-ceiling insulated glass to contain heat and maximize natural light, and a remote control daylight dimming system.

The tower will also feature a rainwater system, which will capture rainwater and reuse it for non drinking activities.

Air entering the building will be filtered, as is common, but the air exhausted will be cleaned as well.

Control of the temperature of LOBRAUS TOWERS , and the production of some of its energy, will be done in an environmentally-friendly way. Insulating glass will reduce thermal loss, which will lower energy consumption and increase transparency. Carbon dioxide sensors will signal increased fresh air ventilation, when elevated levels of carbon dioxide are detected in the building.

Conditioned air for the occupants will be provided by multiple air column units located in the tenant space that deliver 21 Celsius degree air into a raised access floor plenum. This under the floor air system provides users with the ability to control their own space temperature as well as improving the ventilation effectiveness.

The cooling system will produce a thermal interchange between the Montevideo 's bay water off-peak hours, and then use cold water phase transition to help cool the building during peak load.

The building will have a 1.5 megawatt solar energy co-generation plant, which will provide part of the base-load energy requirements. On-site power generation reduces the significant electrical transmission losses that are typical of central power production plants.

WAREHOUSE

Alongside the magnificent Tower is the two floor warehouse with the latest technology where a range of goods of potential and existing customers will be stored.

The warehouse counts with the most advanced security system and a video circuit available for those clients who want to check their goods from anywhere in the world through the internet and cell phones.

A totally racked, with "RFID" technology warehouse will be in an area of approximately 320,000 square feet with a storage capacity of 1,800,000 cubic feet .

The warehouse was designed for easy access of goods, making it in and out in very short time, according to the client's needs.

GREEN FEATURES

LOBRAUS TOWER will be the first high rise building in Uruguay designed to attain a Green Building Council LEED Certification (The Leadership in Energy and Environmental Design Green Building Rating System™)

LOBRAUS TOWER will incorporate innovative, high-performance environmental technologies to promote the health and productivity of users and tenants, reduce waste, and assure environmental sustainability.

Thermal storage system at basement level will produce cold water from interchanging with Montevideo´s bay water in the evening (for daytime air conditioning) when electricity rates are lowest to reduce peak daytime demand loads on the city.
